Once the purchase is final and your IRA holds the asset, all expenses related to the investment must be paid directly from the IRA and all income derived from the investment must return directly back to the IRA.

If your IRA owns a rental property, for example, the rent received is made payable to and  returned directly to the IRA. Any expenses, such as repairs and property taxes, are paid directly from the IRA.

Depositing Investment Income into Your Account

Any return on an investment in your account (such as interest earned, rental income received, installment payments, or payments in full) must be deposited into your Equity Trust Company account and accompanied by a Deposit Coupon.

Deposit Coupons are readily available in myEQUITY and can be pre-filled with required information before providing to your third-party payee.

You can deposit funds by check, wire, or ACH using Equity Trust Company’s ACH payment instructions.

Checks should be made payable to: “Equity Trust Company (ETC), Custodian FBO Account Holder’s Name IRA/CESA/HSA” and mailed to ETC with the deposit coupon.

ACH/wire deposits will be processed and available within one business day of receipt. Check processing may take up to three business days and may not be available for an additional three business days, per ETC’s Hold on Funds policy.

A Deposit Coupon must be submitted to Equity Trust Company prior to our receipt of a wire or ACH deposit to ensure funds are deposited per your instructions.

Real Estate Purchase Process - Online with myEQUITY

Real Estate Sale Process

To request a full or partial sale of real estate held in your IRA, simply download and complete a Real Estate Sale Direction of Investment (DOI). Send the completed DOI, along with the deed and any closing documentation that requires ETC’s signature.

A liaison will be assigned as your point-of-contact for the sale transaction. He or she will review the sale request and, based on your direction, complete the steps needed to execute the sale of the asset on behalf of your IRA.

In ETC’s role as your directed custodian, your assigned liaison may gather information on your behalf, but will not review any documentation for risk, legality, or investment suitability.

Real estate sales are typically processed within three to seven business days, assuming no corrections are required and all paperwork is in good order. The asset, however, will not be removed from your account until all sale proceeds are received. It is your responsibility, as the account holder, to ensure that sale proceeds are remitted to ETC for the benefit of your account.

myEQUITY makes it easy to check the status of any activity within your account – whether it’s a purchase, bill pay, sale, or other transaction. Simply visit the Account Activities page within myEQUITY for real-time status updates, alerts, and notifications.

If additional information is needed to complete the requested activity, you can quickly upload required documents to the activity from the transaction status page.
